Whether the agreement must be registered, the stamp duty, and any GST or other tax on commercial rent depend on the State, the period and your business: ask the sub-registrar's office, a lawyer or your CA. Licences for the business (shop and establishment, food, trade) are the tenant's own applications.

Is it different from a house rent agreement?
